A new development is planned for the property at Inselstrasse 140 and parts of the neighbouring property at Inselstrasse 144 in Stuttgart’s Untertürkheim district. The historical and listed power plant is to be preserved and remain in operation, as well as the rental apartments located in the listed adjacent building. The objective is to create an urban creative quarter with a mixture of housing of different typologies and subordinate commercial uses.

The urban design concept of our proposal is the city collage. Derived from the heterogeneous surroundings, different independent buildings come together to form a cohesive whole. The dialogue between the four distinct typologies and a structurally stable composition around the central square, the Schollenplatz, creates a unique and identity-promoting neighbourhood. The Atelierhaus (Studio House) with its shed roof symbolises the industrial metaphor relating to the surrounding area. The large Brückenhaus (Bridge House) at the bridge spanning the Neckar River and the tall Kanalhäuser (Canal Houses) along the canal represent different scales of a highly heterogeneous environment. In contrast, the Staffelhaus (Staggered House) directly derives from the context (entrance to the neighbourhood from Inselstrasse and transition to the EnBW energy company).

The new neighbourhood is diverse and vibrant. The ground floor zones, predominantly featuring commercial uses, enliven the adjacent open spaces: studios, co-working spaces, offices and medical practices, gastronomy, community spaces, a mobility hub, an artist café and workshops, as well as a daycare centre. Four different building typologies allow for a wide range of housing forms for all target groups. This also contributes to a lively district. The subsidised flats are deliberately interspersed throughout the quarter and not concentrated in one area. The buildings not only differ in their use, but also in terms of their construction and façades: solid, highly flexible skeleton structures (Bridge House) alternate with wood-hybrid construction (Studio and Staggered Houses) and monolithic construction (Canal Houses). The variety of options in the outdoor spaces adds to the appeal of this neighbourhood: the central Schollenplatz, the Schleussen Treff get-together as the entrance from the west, the near-natural lakeside path with amenities along the banks and, in the future, the EnBW Platz as a cultural square with a historical power plant backdrop.
